If you like the property, make some previous verification to the purchase.
In the Property Registry you can identify the property, verify if it has some
type of loads, and know who the proprietor is.
In the City Council they will inform you about the state of payment of the municipal
taxes and the capitol gain tax. In the Land Registry they have the description
of the property.
But, in addition, it is important to determine the state of occupation of the
building (it could be rented), to verify if it is up-to-date in the payment
of receipts of the community of proprietors, asking for a certificate to the
community.
Also it is advisable to ask the proprietor for the last receipts of the provisions
and the Tax of Real Estate.
In case that the property is mortgaged, it is advisable to go to the financial
organization along with the proprietor to verify the state of the debt and to
study the possibility of subrogating us in it.
